Some blocks have site staff, live in porters or employees who carry out various roles at the building. We undertake the management of those staff and run payroll and all related issues regarding the blocks employees.
The often daunting task of undertaking company secretarial duties are a part of the management that can be managed as prescribed in the way each Client requires or as is set out in the memorandum and Articles of Association. It is the company secretary's role to ensure that the organisation complies with the relevant Regulations. Part of this role is also to register and communicate with Shareholders and to maintain company records such as the list of Directors and Shareholders and filing of the company accounts. We at Westward Rose are happy to undertake the role to ensure the block Directors are supported advised and protected giving the peace of mind that the company’s legal obligations are being handled by professionals, preventing fines and late filing fees, something many agents fail to do.

Property Inspections
Site inspections of the communal areas are undertaken on a minimum of a monthly basis where any works or repairs are noted and subsequently attended to. We will also ensure that previously instructed works have been carried out to a high standard. All reoccurring maintenance such as gardening and cleaning will be monitored to ensure a continued high standard and quality of work.
Client Meetings
Westward Rose understands the importance of good communication between its clients and lessees. As part of the structured management we attend Directors meetings and an Annual general meeting for every block to ensure that all Client needs are addressed.
Facilities Management
Many developments have an array of mechanical and electrical equipment installed that requires monitoring and maintenance such as lifts, fire alarms and ventilation systems, communal boilers and pumping systems. Westward Rose have a wealth of knowledge of these and many other installations allowing us to advise on service maintenance requirements, response times and related costs.
Maintenance Management
Maintenance is a large expense for the Clients and service recipients. We ensure that where necessary a detailed specification is provided to the contractors who can then quote on the works, we invite Clients, and lessees to recommend contractors (a vetting process is in place to monitor necessary credentials) to ensure you get the best service and costs applicable to the works. As well as those services you can see, we also focus on what you do not, communal electricity, health and safety matters etc, these too are afforded the time to ensure best possible contracts are obtained thus keeping close control over the budget and therefore the costs of your service charges.
Budgeting and Credit Control
The service charges and spending will be continually monitored to ensure best value for services. Contracts will be negotiated to suit the financial needs of each individual property. The service charge budget for the buildings financial year will be drafted for client approval after which point formal applications for payment will be issued to all lessees.
Westward Rose benefit from the latest bespoke software which allows us to provide a fast and reliable service. All monies are retained in designated HSBC Client accounts where the funds are ring fenced.
Capital Expenditure Plan
At Westward Rose we understand the need to budget for cyclical items that both the lease insist upon and the building may require for improvements.
We will draw up a working document which will allow the budgeting for future major and planned works. If the lease allows, this will ensure the correct levels of funding can be collected in advance to prevent extraordinary collection requests which assists with personal budgeting for owners and ensures that residents are not asked to pay out large amounts of money in a lump sum.
Major Works Projects
Westward Rose have a group of associated specialists who are able to work in conjunction to produce detailed specifications, carry out required consultation procedures and oversee all major work projects to ensure the best possible standard of workmanship whilst complying with all regulations and ensuring best possible costs.
Solicitors Enquiries
For residents selling or re-mortgaging their property, Westward Rose provides Solicitors enquiry services to ensure a smooth supply of the necessary information to complete the transfer of the property.
On request from your Solicitor, and subject to payment of a fee, the necessary information that pertains to the property and the building as a whole will be provided.

About the Managing Director
Suzanne has worked in the Property Management Industry many years having experienced both the development of new buildings and all aspects of management from spending the early years as an Accountant looking after Client accounts then moving into management of those blocks. Being a full member of the MTPI and an Associate of the RICS, with 28 years in the industry Suzanne can offer a unique unrivaled service from her knowledge.
Suzanne ensures that Westward Rose will provide you with the all-round personal service to ensure you are safe in the knowledge that your investment and home is in the best hands, as in this current climate we all require value for money, but not at the cost of good service. Her mantra is to treat every home as if it were her own, after all blocks always need to be managed, service charges have to be paid but agents can always be changed.
